Property management contracts are sticky. Changing manager is disruptive and requires a decision by a group. It happens when the current arrangement becomes intolerable.
Buildings do not change managers because of the accounting. They change because emails went unanswered, a repair took four months, or the annual meeting was handled badly.
That defines both the marketing message and the operational priority: response time, and evidence of it.

The last row is the highest-value and most overlooked route. A developer appointing the first manager for a new building sets a contract that may run for a decade.
Since contracts become available unpredictably, the method is repeated low-cost contact rather than campaigns.
Specific, measurable and unusual: response to enquiries within a stated time, emergency response within a stated time, annual accounts delivered by a stated date, and a named manager per building with their direct contact.
Then report against them. A manager who publishes performance against their own commitments is in a category of one in most local markets.
Property management carries growing regulatory obligations: safety, energy, deposit handling, building records. Landlords and committees are increasingly aware that non-compliance is their liability.
Content explaining the current obligations, and what the manager handles, converts landlords who have realised they are exposed.
Property managers are hard to recruit and turnover is the sector's problem. Staff continuity is also the thing clients most value, which makes recruitment and client marketing the same project.
By being known and available when they fail. That requires patient, repeated, low-cost contact over years.
Response time commitments, and evidence that you meet them.
