Response time is the most controllable and most neglected. Replying within an hour rather than a day has a visible effect on placement.
Twenty to thirty photographs, taken in daylight, wide angle, with the beds made and every surface cleared.
The first image is the one that matters most. It should be the best room or the view, never the exterior of a building or a parking space.
Include the things guests worry about: the actual bathroom, the kitchen equipment, where you park, the walk to the beach or the station, and the view from the window rather than a stock photograph of the region.
Not poetry. Answers.
Distance to the things guests will need, in minutes. What is provided, in detail: towels, cot, high chair, washing machine, wifi speed. What is not. The stairs, if there are stairs. Whether it is quiet at night, honestly.
Honest disclosure of drawbacks reduces bookings slightly and improves reviews substantially. That trade is worth taking, because reviews compound.
Three seasons of platform bookings produce a guest list. That list is the asset.
A rental with 25 per cent repeat direct bookings has transformed its economics without adding a single new guest.
A website for a single property with no audience achieves nothing. A website for a property with sixty past guests and a local search presence is worth the effort.
What it needs: photographs, availability, a price table, an enquiry form and a booking route. Not a design project.
Once you have a guest list to send to it, yes. Before that, the platforms do the discovery better than you can.
Ask at departure, contact before the same season next year, and offer a genuine returning-guest rate.
