Construction differs from other trades in one decisive way: the buyer is usually informed, the sums are large, and the decision involves several people over months. Advertising in the usual sense has limited purchase.

Credibility. When a prospective client checks you before a tender, what they find determines whether you make the shortlist.

Recruitment. The binding constraint in most construction firms is people, not orders.

Private clients. House building and extension work for private clients does behave like a consumer market and can be advertised for.

In commercial construction, marketing does not win the contract. It ensures you are still in the room when the contract is decided.

The reference list is the product

Every project you build is an advertising site for months, seen by everyone who passes. Most construction hoarding carries a small logo and nothing else.

Used properly it carries: what is being built and when it completes, your name at readable size, a short recruitment line, and a web address. Cost is negligible; visibility is measured in tens of thousands of impressions per project.

Recruitment advertising deserves the budget

Skilled trades and site management are the constraint. Recruitment advertising in construction is usually a job posting on a portal, which competes with a hundred identical postings.

What works better: published pay ranges, photographs of actual sites and actual crews, a named person to contact rather than a form, and content showing what the work is like rather than a list of requirements.

Private client work is a different business

Extensions, conversions and new houses for private clients respond to normal local marketing: map results, reviews, photographs, a clear price indication, and content about the planning process.

If a firm does both, keep the two audiences visually and structurally separate. A commercial contractor's website confuses a private client, and the reverse.

The tender relationship

Getting onto tender lists is a sales activity, not an advertising one: identifying the architects, developers and public bodies that commission your project type, and getting in front of them repeatedly over years.
